Apartments, Condos and Townhomes

Apartment-style living is one of the most flexible ways to live in Hampton Roads. Virginia Beach condos and apartments range from oceanfront high-rises where you hear the surf from the balcony, to walkable buildings around Town Center, to quiet townhome communities near the bases with a small yard and a garage.

For many people a condo is the first step into ownership: lower maintenance, often a lower price than a detached house, and amenities like pools and fitness rooms that would be expensive to own on your own. For others it is a lock-and-leave second home at the beach.

Types of Apartment-Style Homes

Oceanfront & bayfront condos

Views and beach access, usually with elevators, parking garages and higher insurance and HOA costs. See waterfront condos in Virginia Beach.

Urban & Town Center units

Walk to restaurants, shops and offices. Good for professionals and downsizers who want less driving.

Garden-style condos

Two- and three-story buildings, often the most affordable way to own. Read about condos under $300k.

Townhomes

More space and often a small yard, with exterior maintenance shared through the HOA. A middle ground between condo and house.

Rent vs. Buy in Virginia Beach

If you are currently renting an apartment, the real question is usually whether owning would cost you more or less each month, and how long you plan to stay. A simple way to compare:

  1. Add up a likely mortgage payment, property tax, insurance and HOA dues for a unit you would actually buy.
  2. Compare that to your current rent plus renter's insurance.
  3. Factor in how long you will stay. Buying and selling both carry costs, so ownership usually makes more sense the longer you hold.
  4. If you are military, think about whether the unit could work as a rental after your next set of orders, and whether the HOA allows it.

Questions to Ask Before You Buy a Condo

  • How healthy are the reserves? Ask for the budget, the reserve study and any planned special assessments.
  • What does the master insurance policy cover, and what will you need to insure yourself (walls-in, flood, wind)?
  • Is the building approved for your loan type? FHA and VA buyers need an approved or approvable project.
  • What are the rental rules? Some buildings cap rentals or ban short-term stays.
  • Read the Virginia resale certificate you receive under contract; it lists fees, rules and pending issues.
